How do I choose the right floor plan for my home?
Ahh. You’ve been visiting those other builders who ask you to look through a book of plans. At NorthStar, we don’t do that. We start with a blank piece of paper, a computer screen, and lots of ideas. We sketch out the first floor, throw it in the trash, then sketch out another first floor. We keep sketching until your eyes light up and you begin to smile. You can see it in your mind: your perfect home is coming to life. After 6-10 weeks, we have a plan that includes all the floors, all the elevations, the site amenities, the lighting plan, and a roadmap to make your dream come true.
How long does the construction process take?
Typically, building a new home takes 6 to 24 months, depending on the complexity of the design and other factors. You’d like a 2,400 sq. ft. luxury patio home? Give us 6 months. But for that 10,000 sq. ft. luxury estate, we’ll need 18-24 months.
Can I make changes during construction?
Yes, we offer flexibility for modifications. However, significant changes will impact the timeline and budget, so it's best to finalize decisions early. We build your home on paper before we break ground, so every time we stop to make a change, we will cause a delay.
What warranties do you offer?
We provide warranties covering workmanship and materials to ensure your peace of mind. We transfer all manufacturer’s warranties to you, the buyer. We warrant the structure of the home, the mechanical delivery systems, and the finishes.
What selections am I able to make?
NorthStar is a Custom Builder. You are able to select every finish in your home from paint colors to roofing. Our designers and field managers will guide you through the selection process.
Can my brother-in-law work on my new home?
NorthStar has a long-standing relationship with reputable subcontractors who have been hand-selected for their quality and craftsmanship. We stand behind our work when using our subcontractors.
We cannot ensure the quality of a subcontractor that has not been a part of the NorthStar family. For that reason, all subcontractors are selected and hired by NorthStar Luxury Homes.
Is NorthStar Luxury Homes licensed?
The State of Texas does not require licensing for homebuilders or general contractors. Certain trades, such as electricians, plumbers, and a few others, are required to carry a current state or local license. NorthStar Luxury Homes only contracts with trades who are fully compliant with state and local licensing requirements.
How is the home financed during construction?
Good question. Somebody has to pay for it, right? At NorthStar Luxury Homes, we are building on your lot. You own it. That means the construction loan must be in your name. The lenders that we work with will offer you what is called a “One-Time Close”. This means that you can obtain a construction loan for the period of time during which your home is being built. At the completion of the home, your construction loan will be modified into a permanent loan, avoiding the additional cost of a second closing for a new loan.
